HOW IT WORKS

One address. One simple process.

Each roofer gets the same basic job details. That makes the bids easier to compare.

01

See the price range

Enter the address and check the roof size and local price range.

02

Tell us about the roof

Add the roof type, known damage, solar panels, roof AC units, and timing.

03

Invite roofers to bid

Up to three approved roofers may send an included private bid.

04

Compare the bids

See price, materials, warranty, start date, and what each roofer includes.

05

Choose or expand

Choose a roofer, or add two more sealed bids for $79 before revealing any contractor.

06

Get support

Ask us for help when a bid is unclear or a problem needs to be documented.

WHY PRICES ARE DIFFERENT

The lowest bid is not always the best deal.

A low bid may leave out work that is charged later. Compare what each roofer is giving you, not only the total price.

Roof materials

Shingles or roof system, underlayment, flashing, vents, edge metal, and fasteners.

Extra costs

Wood repairs, permits, tear-off, trash removal, solar panels, roof AC units, cranes, and hard access.

Long-term value

Work warranty, material warranty, start date, job length, financing, and the roofer’s approved skills.

FREE BROWSER TOOLS

Organize the project without opening an account.

These worksheets store entries only in your browser and do not create a lead or contact a roofer.

SOLAR PANELS AND ROOF AC UNITS

The bid should include what is already on your roof.

Solar panels and roof-mounted cooling units can change the price, timing, and work needed.

Solar panels

Tell us if the system is owned, leased, or under a power agreement, and who will remove and reinstall it.

Roof cooling units

List roof AC units, heat pumps, or coolers that may need lifting, power work, curb work, or a crane.

Clear bids

Each roofer must say what is included, what is not included, and what another company must handle.

HOW WE CHECK ROOFERS

Roofers must pass our checks before full approval.

We look at the company, the people, the paperwork, and the work they do.

License and insurance

We check Arizona license records, insurance, service area, and roof types.

Company and team

We review the owners, managers, crews, communication, and warranty process.

Three full roof jobs

Full approval requires us to watch and grade at least three complete roof replacements.

Ongoing checks

Serious problems, false information, or expired records can limit or remove access.

These checks lower risk, but no website can promise perfect work. The roofer you choose is responsible for the job and warranty.

COMMON QUESTIONS

Simple answers before you start.

Will I always get three bids?

No. You may get up to three included bids. It depends on your ZIP code, roof type, and roofer availability.

Can I request more than three bids?

After three complete bids arrive, and before you reveal or select a contractor, you may add two more sealed bids for $79. The existing bids stay locked, the new roofers cannot see them, and the $79 is credited toward your contractor deposit when you hire through AZ Roof Estimator.

Is the online estimate the final price?

No. The final price may change after an inspection if there is hidden damage, bad wood, permit work, solar, AC, or other roof problems.

When do roofers get my contact information?

Your contact information stays hidden during the first round of bidding. It is shared when you choose a roofer, ask for an inspection, or request direct contact.

How does AZ Roof Estimator make money?

The winning residential roofer pays a clear fee after the contract is signed and the job deposit is paid. Roofers cannot pay for a better rank. The optional $79 bid expansion is credited toward the homeowner’s contractor deposit.

What happens after I choose a roofer?

The roofer gives you the final contract and does the work. AZ Roof Estimator stays available for questions and support.

What if no roofer is available?

We will tell you. We will not pretend three roofers are available when they are not.
