Rules for companies bidding through AZ Roof Estimator.
Effective date: July 18, 2026
1. Approval is conditional
Marketplace access may require license, insurance, company, ownership, leadership, crew, safety, roof-system, service-area, capacity, warranty, communication, and field-performance review. Approval may be limited to specific systems, crews, territories, or project sizes.
2. Three observed replacements
Full residential approval requires AZ Roof Estimator to observe and grade at least three complete roof-replacement projects representative of the systems and work the contractor seeks permission to bid.
3. Accurate company information
Contractors must keep legal name, license, insurance, ownership, contact, service area, credentials, approved systems, capacity, and connected-payment information accurate and current.
4. Bid conduct
Proposals must be honest, complete, and based on the project package. Contractors must clearly state materials, warranty, exclusions, inspection conditions, decking and unit rates, solar or equipment scope, schedule, financing, and assumptions. Bait-and-switch pricing and hidden mandatory add-ons are prohibited.
5. Sealed competition
Contractors may not seek, obtain, infer, or share competing proposal prices or proprietary details. Contractors may not coordinate pricing or manipulate bidding.
6. Homeowner privacy
Property and contact information may be used only for the authorized project. Unrelated marketing, resale, door knocking, data enrichment, and unauthorized disclosure are prohibited.
7. Residential success fees
Founding contractors pay the disclosed 8% residential success fee and standard contractors pay the disclosed 10% residential success fee on eligible awarded projects, subject to the signed agreement. The fee is earned after homeowner selection, execution of the roofing agreement, and receipt of the required deposit.
8. Fee basis and exclusions
The public fee basis is the original signed residential roofing contract amount for roofing-related work. Taxes, financing charges, and unrelated third-party services are excluded. Separately contracted solar, HVAC, electrical, crane, or other trade work is excluded unless included in the contractor’s signed scope. Change orders, cancellations, refunds, and adjustments are handled under the signed contractor agreement.
9. No circumvention
A contractor may not use marketplace project information, affiliated entities, substitute contracts, side agreements, underreported contract values, or off-platform transactions to avoid an agreed fee on the same or substantially similar project.
10. Commercial and new-construction work
Commercial and professional new-construction opportunities use separate project-specific pricing and standards. The residential 8% and 10% rates do not automatically apply.
11. Performance and warranty conduct
Contractors must communicate professionally, honor written obligations, respond to documented concerns, maintain required credentials, and cooperate with legitimate marketplace review. Participation does not transfer construction responsibility to AZ Roof Estimator.
12. Suspension and removal
Access may be restricted or terminated for credential lapse, fraud, unsafe work, privacy misuse, bait-and-switch pricing, abandonment, harassment, retaliation, repeated nonresponse, poor warranty conduct, bid manipulation, material misrepresentation, fee circumvention, or conduct that threatens users or marketplace integrity.
13. Independent contractor
Participating roofers are independent businesses, not employees, agents, franchisees, or representatives of AZ Roof Estimator.
