Before requesting bids

Collect the basic facts contractors need to price the same project.

Confirm the property address and best contact information.Identify the current roof type and approximate age.Photograph visible leaks, stains, missing material, and problem areas.Count solar panels, roof AC units, coolers, skylights, and other rooftop equipment.Find any prior roof warranty, repair invoice, insurance estimate, or measurement report.Write down the preferred timing and any access restrictions.

While comparing proposals

Make the written bids comparable before choosing a company.

Confirm the total price and payment schedule.Confirm the material brand, product line, color options, and underlayment.Confirm tear-off, disposal, permit, flashing, vents, edge metal, and cleanup scope.Get the decking or wood replacement rate in writing.Confirm who handles solar, electrical, HVAC, crane, or rooftop-equipment work.Compare workmanship and manufacturer warranties separately.Confirm expected start window and project duration.Read exclusions and change-order rules before signing.Verify the contractor name, license information, insurance, and contract party.

Before installation

Prepare the property and preserve the agreed project record.

Save the signed contract, final proposal, material selection, and deposit receipt.Move vehicles away from the work and delivery area.Protect fragile wall items and belongings affected by vibration or dust.Arrange access to gates, power, water, attic, and electrical panels when required.Confirm pets, children, tenants, neighbors, or an HOA are prepared for the work.Confirm delivery, dumpster, crane, solar, and HVAC schedules.Photograph the property and vulnerable exterior items before work begins.

Before final payment

Close the project with documents rather than a vague handshake and collective amnesia.
